The primary objective of this site is to pull together connections to services and resources that can help a landlord, real estate investor, property owner, or property manager make or save thousands of dollars each year. We have gathered them here, together in one place, so they are at your fingertips.
Our fees are $9.95 for a 3 month membership access to the member services area of our website, $39.95 for a 1 year membership access to the member services area of our website, and $49.95 for a 2 year membership access to the member services area of our website.
Additional Fees may be incurred because some of the services and resources listed on our site, such as Tenant Credit Checks, are provided through other companies.
Whenever possible, we have partnered with as many of the companies listed in this members area as possible to bring our members valuable discounts and added savings opportunities that you would not receive by going directly to these companies yourselves.
All new memberships with LandlordAssociation.Org will be activated within 24 hours or less. If you choose to join us and are not 100% satisfied, we will refund your entire membership fee to our organization. We cannot issue refunds from other companies.
Registration with TenantAlert could take up to 48 hours from the time they receive the information they request from you to verify your status as a landlord who has permissible use to pull credit and background information.
If you request an On-Site Inspection through TenantAlert, it could take up to 10 business days from the time they receive your registration documents. On-Site Inspections are conducted at the location where you will be storing your tenant records.

All landlords large or small, incorporated or not, can still obtain credit report information on a perspective tenant. About 4 years ago, all three of the major credit bureaus changed how they do business with landlords. Depending on the information collected, the credit bureaus may make landlords go through some additional, and sadly, some time-consuming procedures to obtain credit report information. Also, as a result of those changes, we had to find a new company to provide our members with quality tenant screening services. At that time, we discovered TenantAlert and they began doing the tenant screening for our members through a partnership arrangement with us.
Depending on the type of reports you want, complete registration with TenantAlert could take from anywhere 48 hours to 10 business days from the time they receive the information they request from you to verify your status as a landlord who has permissible use to pull credit and background information.

The cost of a report will be part of your new tenant's application fee. The national
average for a tenant application fees is $25-$30 per application whether the tenant
passes or fails.

Lead Hazard Control Documents

To protect families from lead paint exposure from paint, dust and soil, Congress passed the Lead Paint Hazard Reduction Act of 1992, known as Title X. This act relates to all housing built before 1978.
What this act means to you, the Landlord
You must give every new tenant, before they move in, a copy of the booklet "Protect Your Family From Lead In Your Home" and have them sign the EPA's "Disclosure of Information" document. By doing this you are not admitting to having lead paint on your property, you are just complying with HUDs and EPAs disclosure rules to help with Lead Paint information. You should, by law, give these documents again to your tenants, if and when, you do any construction or renovation that will disturb old paint or cause dust.
Important: If you do not comply with this law, you could be heavily fined, if the lead paint issue arises with one of your tenants. It only takes a few minutes to fill out the form and they are free to our members. Just download the forms from our website and keep a copy of the form your tenant signs attached to their lease. It's just good business to protect yourself.

Judgement, Debt, Rent Recovery Services

Judgment Recovery Services - Judgment Recovery Services collect judgments for those
who have won a judgment in court, but have been unsuccessful collecting
the debt or have not tried to collect.
As Judgment Recovery Specialists, these professional organizations have the opportunity to use a large range of legal options to recover civil judgment debts for you. They have the ability to seize bank accounts, place liens on or seize personal property to enforce judgments.
Rent Recovery Services - is a fully accredited collection agency. Rent Recovery Service has

associated losses.
We recommend you start with the flat fee program which allows property owners to initiate debt collection proceedings simply by setting up an account and inputting information about delinquent tenants online. The tenant then receives one or more collection letters, depending on the option selected, with instructions to pay the property owner directly. The service also automatically notifies the three credit bureaus and the Delinquent Tenant Cooperative of the delinquency.
If the tenant pays the debt, the property owner receives 100% of the amount due, eliminating the need to split the proceeds with the collection agency. The only costs are $16.95 for a one-letter package or $26.95 for a three-letter package that includes an initial letter, a warning letter and a final notice.
If the collection letters sent under the flat fee program fail to secure payment, the property owner or manager can switch to Rent Recovery Service's more aggressive contingency collection program.
