  • In today's mobile society, it is important to know who is occupying your rental properties. Occupants come and go, and they frequently offer far too little information about themselves, their past and present employment, and credit history. All landlords and property managers know that reliable tenant screening can save them trouble and money.

    All of the major credit bureaus are requiring the credentialing of businesses wanting full credit reports. This process can sometimes be lengthy, costly and frequently denies small home-based businesses [such as “mom and pop” landlords] access to full credit reports. BUT WE HAVE FOUND TWO SOLUTIONS AROUND THIS PROBLEM!

    SOLUTION #1 - Available to ALL Landlords:

    TenantAlert can provide both incorporated and non-incorporated individual landlords with what they call an "Instant Credit Decision" Report (Click Here to View a Sample "Instant Credit Decision" Report) within a matter of 24 to 48 hours after being verified as a landlord. The "Instant Credit Decision" provides complete access to eviction and criminal data, but limits access to the instant credit decision only. The "Instant Credit Decision" Report is a computer generated recommendation based upon an analysis of the applicant's personal credit history as compared to a set of criteria specifically designed for the rental housing industry. Additional information that may appear on this report, such as eviction, criminal and sex offender history, have not been considered in making the recommendation. The provider of this report suggests the recommendation provided be used in conjunction with other information before making a final determination. Approval is conditional upon independent business verification.

    SOLUTION #2 - Available Landlords Who Can PASS an ON-SITE INSPECTION:

    Landlords who can pass an on-site inspection process can obtain complete access to eviction data, criminal data, and full detail credit reports (Click Here to View a Sample Full Credit Report). Please note: If your physical address for verification is a residence, an annual on-site inspection costing $75 will be required to maintain eligibility for the full credit reports through TenantAlert. Passing verification is not guaranteed and there is no refund of application fees. Approval is conditional upon independent business verification. If, for any reason, you fail the inspection or choose not to go through another inspection, you will still have access to the "Instant Credit Decision" reports.

    HERE'S HOW IT ALL WORKS:

    After you join our services, you will also need to register with TenantAlert to receive tenant information. This is a minimal one-time registration fee to TenantAlert. Two different registrations are available to best meet your needs. As part of the registration process, TenantAlert must verify your status as a landlord.     We have worked closely with TenantAlert to get a higher amount of your registration fee credited back to you to cover the costs of your first report(s). The costs of reports vary depending on the type of information you wish to purchase. Click Here to View Product and Pricing Information.

    An individual, property management company, large company, or real estate broker can sign up with TenantAlert by selecting either the $35 or $110 registration.

    The $110 registration includes the first $75 on-site inspection fee. If you sign up for the $35 registration, and later want an on-site inspection, it will cost an additional $75.

    The amount of credit information that can be given out is based on where you are conducting business.

    If you conduct business from a house or residential location and DO NOT meet the Business Verification criteria, then you can only receive the "Instant Credit Decision" reports which would be the $35 registration option.

    If you conduct business from a house or residential location, and meet the Business Verification criteria, and want to undergo the on-site inspection process, then you must pass a $75 on-site inspection ANNUALLY to maintain access to FULL credit reports. In this case, we recommend the $110 initial registration option which includes your first $75 on-site inspection.

    If you conduct business from a commercial location, only a one-time on-site inspection is required as long as your business remains at that same location (if your business moves, another on-site inspection must be conducted at the new location). In this case, we recommend the $110 initial registration option which includes your first $75 on-site inspection.

    Lead Hazard Control Documents

    To protect families from lead paint exposure from paint, dust and soil, Congress passed the Lead Paint Hazard Reduction Act of 1992, known as Title X. This act relates to all housing built before 1978.

    What this act means to you, the Landlord

    You must give every new tenant, before they move in, a copy of the booklet "Protect Your Family From Lead In Your Home" and have them sign the EPA's "Disclosure of Information" document. By doing this you are not admitting to having lead paint on your property, you are just complying with HUDs and EPAs disclosure rules to help with Lead Paint information. You should, by law, give these documents again to your tenants, if and when, you do any construction or renovation that will disturb old paint or cause dust.

    Important: If you do not comply with this law, you could be heavily fined, if the lead paint issue arises with one of your tenants. It only takes a few minutes to fill out the form and they are free to our members. Just download the forms from our website and keep a copy of the form your tenant signs attached to their lease. It's just good business to protect yourself.

    Judgement, Debt, Rent Recovery Services

    Judgment Recovery Services - Judgment Recovery Services collect judgments for those who have won a judgment in court, but have been unsuccessful collecting the debt or have not tried to collect.

    As Judgment Recovery Specialists, these professional organizations have the opportunity to use a large range of legal options to recover civil judgment debts for you. They have the ability to seize bank accounts, place liens on or seize personal property to enforce judgments.

    Rent Recovery Services - is a fully accredited collection agency. Rent Recovery Service has exclusively represented property owners and property management companies since 1991 and currently helps nearly 7,000 clients collect delinquent rent and other associated losses.

    We recommend you start with the flat fee program which allows property owners to initiate debt collection proceedings simply by setting up an account and inputting information about delinquent tenants online. The tenant then receives one or more collection letters, depending on the option selected, with instructions to pay the property owner directly. The service also automatically notifies the three credit bureaus and the Delinquent Tenant Cooperative of the delinquency.

    If the tenant pays the debt, the property owner receives 100% of the amount due, eliminating the need to split the proceeds with the collection agency. The only costs are $16.95 for a one-letter package or $26.95 for a three-letter package that includes an initial letter, a warning letter and a final notice.

    If the collection letters sent under the flat fee program fail to secure payment, the property owner or manager can switch to Rent Recovery Service's more aggressive contingency collection program.
